Repair or replace?

Replace the water heater if the tank itself is leaking. A leak from the tank body can't be fixed. A failed part on a sound tank can: a new element, thermostat, igniter or gas valve costs $150–$700.

A simple rule: if the tank is past about 10 years old, or the repair costs more than half of a new install ($900 at the typical price), replace it. Rusty hot water, rumbling and a damp base are signs the tank is near its end.

What the replacement price includes

A quote of $800–$3,100 normally covers the new tank, a licensed plumber for two to four hours, draining and removing the old tank, new water connectors, a new gas flex line or electrical hookup, the relief-valve drain pipe and a test run.

The tank is only part of it. A 40–50 gal tank costs $450–$2,000 on its own; labor, fittings, the permit and haul-away make up the rest. Gas tanks cost more to install than electric ($2,000 vs $1,500 typical) because of the venting and gas connection.

Haul-away and permit costs

Haul-away and disposal of the old tank costs $75–$400 when it's charged separately. Many plumbers include it, so ask before you compare quotes.

Most US cities require a permit and inspection for a water heater swap. Expect $50–$300. Some real fees: New York City charges a flat $130, Chicago $75, and Phoenix starts at $75. Denver issues a quick permit for about $25–$50. Your plumber normally pulls it.

Expansion tanks and other code fixes

An expansion tank ($100–$400) gives heated water room to expand. Inspectors usually ask for one when your home has a pressure-reducing valve, check valve or backflow preventer on the water line, because the extra pressure has nowhere else to go.

Other common add-ons: a drain pan under tanks in attics or upstairs closets, earthquake straps in California and other quake zones ($100–$300), and new venting on older gas installs ($300–$1,500). Each one should be its own line on the quote.

Save money

How to keep the bill down

Replace before it fails. A booked swap at $1,800 costs less than a same-day emergency job at $2,150, and you avoid water damage. Stay with the same fuel and size: switching from gas to electric adds $300–$2,000 for a new circuit.

Get two itemized quotes. Prices for the same swap range from $800 to $3,100, and itemized quotes show whether haul-away, the permit and code fixes are included.

Worked example

Worked example: a simple electric tank swap

A like-for-like electric swap in a garage comes to about $1,625 with the permit. It's the cheapest kind of job: same spot, same size, same fuel.

Line itemCost
50-gal electric tank, installed (tank, labor, new connectors, test run)$1,500
Permit and inspection$125
Removing the old tankIncluded in most quotes
Total$1,625

Typical US prices. If haul-away is billed on its own, add $75–$400. Labor costs more in big cities; see Los Angeles or New York for local prices.

Worked example

Worked example: a gas tank that needs code fixes

A gas swap with code fixes can reach about $3,575, almost double the base price. This one is an older gas install in a California closet, where the inspector wants the setup brought up to code.

Line itemCost
50-gal gas tank, installed$2,000
Permit and inspection$125
Expansion tank (the home has a pressure-reducing valve)$250
Earthquake straps (required by California law)$200
New vent pipe (the old one is rusted and the wrong size)$800
Haul-away, billed on its own$200
Total$3,575

Not every home needs every line. Ask the plumber which code fix is needed and why. Each one should be its own line on the quote.

What the inspector checks on a new water heater

Most inspections look at the same five things. Each one can add to the bill when your home needs it.

ItemWhat it doesWhen it's neededTypical price
Relief valve and its drain pipeLets water out if the tank gets too hot or the pressure gets too high. The pipe carries that water down to a safe spot.Every tank.Part of the install
Expansion tankGives heated water room to expand. When a valve on your water line stops water from flowing back to the street.$250
Earthquake strapsHold the tank to the wall so it can't tip over.Required by state law in California, on new and existing tanks. Some other quake areas ask for them too.$200
Vent pipe (gas only)Carries exhaust gas out of the home. When the old pipe is rusted, the wrong size or not up to code.$800
Drain panCatches a slow leak before it soaks the floor.Often asked for when the tank sits in an attic, an upstairs closet or over a finished room.Ask for a line price

Your plumber pulls the permit in most cities. The fee is $50–$300.

Pick the right size: count your busiest hour

A home where three people shower in the same hour needs about 65 gallons of hot water in that hour. Pick a tank whose first-hour rating (how many gallons it can deliver in one busy hour) is at least that. The rating is on the yellow EnergyGuide label, top left. Here's the Department of Energy's method with its per-use numbers.

UseGallons each timeTimes in your busiest hourGallons
Shower20360
Shaving212
Washing dishes by hand313
Dishwasher700
Top-loading washer2500

Tank size in gallons is not the same as the first-hour rating. Two 50-gallon tanks can have very different ratings, so compare the label. Our water heater size calculator does this math for you.

Step by step

Your tank is leaking: what to do now

Shut off the water first. Most of the damage from a leaking tank comes from water left running.

  1. Turn off the cold waterFind the valve on the cold pipe at the top of the tank and turn it until it stops. If you can't find it, shut off the main water valve to the home.
  2. Turn off the power or gasElectric: switch off the water heater's breaker. Gas: turn the control knob to OFF. If you smell gas, leave the home and call your gas utility from outside.
  3. Find where the water comes fromA drip from a pipe joint or the relief valve can often be fixed. Water from the tank body or from under the tank usually means the tank has failed.
  4. Take photosPhotograph the label with the model and serial number, and any water damage. You'll need them for a warranty or insurance claim.
  5. Book a next-day job if you canA same-day swap costs $1,000–$3,600. If the water is off and nothing is soaking, a booked job is usually cheaper: $1,800 typical.
  6. Ask for an itemized quoteAsk for the tank, labor, permit, haul-away and any code fixes on separate lines. Then check the price with our quote checker.
Watch out

Red flags in a replacement quote

One vague price for the whole job is the biggest warning sign. Watch for these too.

  • No tank brand, model or size on the quote.
  • No permit, in a city that requires one.
  • No relief valve drain pipe, or a plan to leave it off.
  • A bigger tank than you need, with no first-hour rating to back it up.
  • A push to switch fuel or go tankless when you only need a like-for-like swap.
  • A federal tax credit promised for a new tank in 2026. That credit ended for units placed in service after December 31, 2025.
  • A same-day fee on a job that isn't urgent.
  • Cash only, or a big deposit before the tank is even on site.
  • No labor warranty in writing.
Tip

No federal tax credit for a new tank in 2026

A new gas or electric tank gets no federal tax credit in 2026. Some high-efficiency gas water heaters could get up to $600 under the 25C credit, but it ended for units placed in service after December 31, 2025. Some utilities still pay rebates, mostly for heat pump models. See our heat pump water heater guide.

Water heater replacement cost: FAQ

Is haul-away included in a water heater replacement?

Usually, but not always. When it's charged separately, haul-away and disposal cost $75–$400. Ask for it on the written quote.

Do I need a permit to replace a water heater?

In most US cities, yes. Fees run $50–$300. New York City charges a flat $130 and Chicago $75. A licensed plumber usually pulls the permit and books the inspection.

When do I need an expansion tank?

When your water system is closed, meaning a pressure-reducing valve, check valve or backflow preventer stops expanding water from pushing back into the main. Adding one costs $100–$400.

Should I repair or replace my water heater?

Repair a tank under about 8 years old with one failed part ($150–$700). Replace it if the tank leaks, it's past about 10 years, or the repair would cost more than half of a new install.

How long does a water heater replacement take?

Two to four hours for a like-for-like tank swap. Moving the tank, switching fuel or going tankless takes longer and costs more: whole-home tankless gas runs $2,000–$5,600.

How much does it cost to replace a 50-gallon water heater?

$800–$3,100 installed, and $1,800 is typical. A 50-gallon electric tank runs $800–$2,500. A gas one runs $1,100–$3,100.

Can I replace a water heater myself?

You can buy the tank alone for $450–$2,000. But most cities need a permit, and gas and electrical work is licensed work in most places. A mistake with the gas line, vent or relief valve can cause a gas leak, a fire or a burst tank. Most people hire a licensed plumber.

What size water heater does a family of four need?

It depends on your busiest hour, not on how many people live there. If three people shower in the same hour, you need about 65 gallons in that hour. Pick a tank with a first-hour rating of at least that; it's on the yellow EnergyGuide label. Try our size calculator.

Is there a tax credit for replacing a water heater in 2026?

No federal credit. The 25C credit ended for units placed in service after December 31, 2025. For heat pump models, many utilities and some states still pay rebates.

How long does a water heater last?

A tank usually lasts about 8–12 years. A yearly flush and a new anode rod ($150–$350) can help it last longer. Tankless units often last 20 years or more.
