|---|---|---|---|
| Upfront cost | None | $4,000–$12,400 installed | $20–$50 in tools, plus a ladder ($100–$500) |
| Yearly cost | $300–$800 | About $90–$280 (a clean every two years) | Your time, often 2 hours or more a visit |
| Safety | Insured crew on the ladder | Fewer climbs | About 500,000 ladder injuries are treated each year in the US |
| Works best for | Most homes, any trees | Homes under pines or heavy tree cover | One-story homes with a walkable roof |
| Still needed | Repairs on the same visit | A check and flush every year or two | Downspout flushing with a hose |
Pro cleaning wins for most two-story homes. Guards make the most sense under pines, where four cleanings a year cost $600–$1,600. DIY only makes sense on a one-story home with a sturdy ladder.
Upkeep: what gutters cost to look after each year
Clean gutters need little else. Here's a typical yearly budget for a two-story home.
| Item | Low | Typical | High |
|---|---|---|---|
| Two one-time cleanings a year | $300 | $500 | $800 |
| Twice-a-year plan (two visits) | $260 | $440 | $700 |
| Four cleanings a year (homes under pines) | $600 | $1,000 | $1,600 |
| With guards: one clean under the guards every two years (yearly share) | $90 | $160 | $280 |
| Roof debris blow-off once a year | $75 | $125 | $200 |
| Reseal one leaking seam a year | $50 | $100 | $150 |
A twice-a-year plan at about $220 a visit costs less than two one-time cleanings. Guards pay off mostly where trees would otherwise mean three or four cleanings a year.
What affects gutter cleaning costs
Stories and access
Height is the biggest factor: $100–$275 for one story, $150–$400 for two and $225–$600 for three, because taller homes need longer ladders, roof access or a lift.
Feet of gutter
Most homes have 150–200 ft of gutter, about one foot for every 10 sq ft of home. By the foot, prices run $0.70–$1.50 on one story and $1.00–$2.00 on two.
Trees and debris
Homes under oaks need at least two cleanings a year and homes under pines up to four. Packed or overgrown gutters add $50–$150.
Gutter guards
Guards cut how often you clean, but lifting and refitting them adds $30–$150 when they do need it.
Roof pitch and season
Steep roofs add about 15%. Fall and spring are peak season, and some companies charge 10–50% more then.
Your city
Local pay moves the price. Outdoor maintenance workers earn a median of about $23.57 an hour in Boston and $23.31 in Seattle, against $17.44 in Houston and $17.02 in New Orleans (BLS, May 2025).
How to save on gutter cleaning
- Sign up for a twice-a-year plan.Plans run about $130–$350 a visit, against $150–$400 one-time for a two-story home.
- Book before the rush.Peak leaf season brings higher prices and longer waits. Book the fall clean early.
- Get a flat whole-house price.Make sure it includes downspouts and haul-away. Downspouts billed separately add $25–$100 each.
- Fix small things on the same visit.Sealing a seam ($50–$150) or re-securing a loose gutter ($75–$200) costs less while the crew is already on the ladder.
- Trim branches over the roof.Fewer leaves means fewer cleanings and no heavy-debris charge.
- Don't wait until they overflow.Packed gutters add $50–$150, and blocked downspouts $60–$150. Regular cleanings cost less than one overdue one.

Gutter cleaning cost in the USA by home size
About $70–$150 for 100 ft of gutter on a one-story home, $105–$225 for 150 ft, and $200–$400 for 200 ft on a two-story home, at per-foot prices.
Worked example: a two-story home with 200 ft of gutter at $1.40 a foot is $280. Add a roof blow-off at $125 and the bill is about $405. A one-story home with 150 ft at $1.00 a foot is $150.
To guess your gutter length, allow about one foot of gutter for every 10 sq ft of home. A 2,500 sq ft two-story home has about 250 ft, roughly $250–$500 at per-foot prices, before add-ons.

- Any extra charge for packed or overgrown gutters
- The price to lift and refit gutter guards, if you have them
- Any roof blow-off, and whether the crew walks the roof
- Proof of liability insurance for ladder and roof work
- Before-and-after photos and a note of leaks or loose hangers
- The plan price and schedule, if you want regular cleanings
