Prices below come from national cost guides, retailer and contractor price data, EIA energy prices and published city figures, applied across 195 US metros and re-checked in November 2026. Installed prices include the tank, labor, standard connections and haul-away unless the row says otherwise. Pick your city for local pricing.
A plain electric swap can come in near $600 in a cheap market; a gas tank with new venting, an expansion tank and same-day service can reach $4,000. The tank itself is $450–$2,000 at a store, so most of any quote is labor, fittings, the permit and haul-away. Tankless and heat pump models cost about twice as much up front ($3,500 and $3,300 typical) but less to run.

Tank vs Tankless vs Heat Pump: Water Heater Types Compared
A gas or electric tank is the cheapest to install at $800–$3,100. Tankless and heat pump models cost more up front and less to run. Running costs below use US average rates for a typical home.
| Water heater type | Cost | Best for |
|---|---|---|
| Electric tank (40–50 gal) | $800–$2,500 installed | Homes without gas. About $645 a year to run at the US average rate; lasts 8–12 years. |
| Gas tank (40–50 gal) | $1,100–$3,100 installed | Homes with a gas line. About $275 a year to run; lasts 8–12 years. |
| Large tank (75–80 gal) | $1,200–$4,000 installed | Five or more people or a big tub. A big household on gas spends about $425 a year; lasts 8–12 years. |
| Whole-home tankless gas | $2,000–$5,600 installed | Endless hot water in less space. About $185 a year to run; often lasts 20 years or more with yearly descaling. |
| Whole-home tankless electric | $1,000–$4,500 installed | Small homes with spare electric capacity. About $605 a year; needs heavy circuits; often lasts 20 years or more. |
| Heat pump water heater (50 gal), switching from gas | $2,300–$7,500 installed | Gas homes going electric: usually adds a new 240V circuit. About $215 a year to run. |
| Heat pump water heater (50 gal) | $2,000–$5,500 installed | Electric homes with a garage or basement. About $215 a year to run; stores water in a tank, so it needs the same anode and flush care. |
| Solar with backup tank | $2,500–$9,000 installed | Sunny areas. Backup heat about $255 a year; the storage tank lasts about as long as a standard tank. |
| Point-of-use electric (one sink) | $400–$1,500 installed | A far bathroom or kitchen sink that waits too long for hot water. Pennies a day to run; tankless units often last 20 years or more. |
Tank vs tankless comes down to space and how much hot water you use at once. A gas tank at $2,000 and about $275 a year is the low-cost choice for most gas homes; tankless gas at $3,500 gives endless hot water and lasts longer, but takes many years to pay back on fuel savings alone. In an all-electric home, a heat pump model saves the most on running costs.

A same-spot tank swap takes two to four hours and costs $800–$3,100. Switching type takes longer and costs more.
| Block or rate | Low | Typical | High |
|---|---|---|---|
| Swap a 40–50 gal electric tank (2–3 hrs) | $800 | $1,500 | $2,500 |
| Swap a 40–50 gal gas tank (2–4 hrs) | $1,100 | $2,000 | $3,100 |
| Install a 75–80 gal tank (3–5 hrs) | $1,200 | $2,400 | $4,000 |
| Replace a gas tank with whole-home tankless (half to full day) | $2,000 | $3,500 | $5,600 |
| Replace an electric tank with a heat pump model (2–8 hrs) | $2,000 | $3,300 | $5,500 |
| Switch from gas to a heat pump with a new 240V circuit (1–2 days) | $2,300 | $4,000 | $7,500 |
| Emergency same-day tank replacement (2–4 hrs) | $1,000 | $2,150 | $3,600 |
| Repair an element, thermostat, igniter or gas valve (1–2 hrs) | $150 | $450 | $700 |
| Replace the anode rod (about 1 hr) | $150 | $250 | $350 |
| Flush and descale a tankless unit (1–2 hrs) | $100 | $200 | $350 |
| Add an expansion tank (about 1 hr) | $100 | $250 | $400 |
| Install a thermostatic mixing valve (1–2 hrs) | $250 | $380 | $500 |
What moves these prices: fuel type, where the tank sits, code fixes the inspector asks for, and whether you book ahead. A same-day emergency swap costs about $350 more than a planned one at the typical price.
Electric Tank vs Gas Tankless vs Heat Pump: 10-Year Cost
Over 10 years a heat pump water heater costs about $4,800 all in after a typical $650 utility rebate, or $5,450 without one — close to gas tankless ($5,350) and far below an electric tank ($7,950). Running costs assume 18.2¢/kWh electricity and $16.09/Mcf natural gas (about $1.55/therm), the 2026 US averages forecast by the Energy Information Administration.
| Factor | Electric tank (50 gal) | Gas tankless | Heat pump (50 gal) |
|---|---|---|---|
| Purchase + install | $1,500 | $3,500 | $3,300 |
| Rebates | Rare | Rare; some gas utilities | Utility rebates often $300–$1,000 (about $650 typical). Federal 25C credit ended Dec 31, 2025. |
| Net upfront | $1,500 | $3,500 | $2,650 |
| Annual running cost | $645 | $185 | $215 |
| 10-year running cost | $6,450 | $1,850 | $2,150 |
| 10-year total | $7,950 | $5,350 | $4,800 |
Heat pump vs gas: a gas tank costs about $2,000 installed and $275 a year, about $4,750 over 10 years, close to the heat pump. Switching a gas home to a heat pump usually means a new 240V circuit ($2,300–$7,500 all in) unless a 120V plug-in model suits the home, so it pays best when the gas tank needs replacing anyway or a big rebate is on offer. Running costs leave out gas meter charges and will be higher where rates are above the US average. Totals leave out upkeep: about $2,000 of yearly descaling for tankless and about $1,500 of flushes for a tank or heat pump over 10 years.
Water Heater Running Costs Per Year, by Type
An electric tank costs about $645 a year to run in a typical home, a heat pump model about $215. Rates used: 18.2¢/kWh electricity (EIA forecast US average for 2026) and $16.09/Mcf natural gas (EIA forecast US residential average for 2026, about $1.55/therm). Low = 1–2 people, typical = 3–4 people, high = 5 or more.
| Per year | Low | Typical | High |
|---|---|---|---|
| Electric tank (UEF 0.92) | $445 | $645 | $980 |
| Gas tank (UEF 0.62) | $190 | $275 | $425 |
| Tankless gas, condensing (UEF 0.93) | $130 | $185 | $280 |
| Tankless electric, whole-home (UEF 0.98) | $415 | $605 | $920 |
| Heat pump water heater (3× an electric tank) | $150 | $215 | $325 |
| Solar with electric backup | $135 | $255 | $590 |
| Tank flush (yearly upkeep) | $75 | $150 | $250 |
| Tankless descaling (upkeep) | $100 | $200 | $350 |
Usage is based on the Department of Energy test patterns: 38, 55 and 84 gallons a day heated from 58°F to 125°F. Where power costs twice the US average, double the electric rows. A heat pump saves about $430 a year against a standard electric tank in a typical home.
What affects water heater costs
Gas or electric
Gas tanks cost more to install ($1,100–$3,100) than electric ($800–$2,500) because of venting and the gas connection, but cost less to run at US average rates.
Tank size
Moving from 50 gal to 75–80 gal adds about $600 to the typical bill and needs more floor space and a bigger burner or elements.
Where the tank sits
Garage tanks are the cheapest swap. Attics, crawlspaces, small closets and basements with narrow stairs add labor; moving the tank adds more.
Code upgrades
Inspectors often require an expansion tank ($100–$400), a drain pan, new venting on older gas installs, and earthquake straps in California and other quake zones ($100–$300).
Your city
Labor and permits drive the gap between cities. Los Angeles ($2,350 typical) and New York ($2,050) sit above the US typical of $1,800; most smaller metros sit below it, near $1,550.
Timing
A same-day emergency swap runs $1,000–$3,600. Replacing a tank at 10–12 years, before it leaks, avoids the premium.
How to save on water heater
- Replace before it leaks.A booked swap at $1,800 costs less than a same-day job at $2,150, and you avoid water damage.
- Keep the same fuel and size.A like-for-like swap is always the cheapest job. Changing fuel means new circuits, gas lines or venting.
- Check utility and state rebates. The federal 25C credit for heat pump water heaters ended for equipment placed in service after Dec 31, 2025, and 25D for solar water heaters for spending after the same date. Many utilities still pay toward heat pump models, often $300–$1,000; check yours before you buy.
- Get an itemized quote.Haul-away ($75–$400), the permit ($50–$300) and code fixes should be on the quote, not added later.
- Repair a young tank.A failed element, thermostat or igniter on a tank under eight years old is a $150–$700 fix.
- Flush it yearly.Sediment and scale shorten tank life, especially with hard water. A flush and an anode rod ($150–$350) every few years help a tank reach 12 years.

Water Heater Cost by Household Size
One or two people: a 40-gal tank at $800–$2,000. Three or four: a 50-gal tank at $800–$3,100. Five or more: a 75–80 gal tank at $1,200–$4,000 or tankless gas at $2,000–$5,600.
Worked example: a family of four replacing a 50-gal gas tank pays about $2,000 installed and about $275 a year in gas — about $4,750 over 10 years. On an electric tank it's $1,500 up front and $645 a year, about $7,950 over 10 years.
A big household on a 75–80 gal gas tank pays about $2,400 installed and up to $425 a year. Whole-home tankless gas at $3,500 never runs out, which matters more than the fuel saving for a family of five or six.

Water heater cost: FAQ
How much does it cost to replace a water heater?
$800–$3,100 for a 40–50 gal tank, installed, with $1,800 typical in 2026. Electric tanks run $800–$2,500, gas tanks $1,100–$3,100.
How much does a tankless water heater cost to install?
$2,000–$5,600 for whole-home tankless gas replacing a tank, about $3,500 typical, including new venting and often a bigger gas line. Point-of-use electric units for one sink are $400–$1,500.
How much is a heat pump water heater installed?
$2,000–$5,500 for a 50-gal model replacing an electric tank; $2,300–$7,500 when switching from gas with a new 240V circuit; $2,600–$6,000 for 65–80 gal. After a typical utility rebate, a 50-gal job nets about $2,650.
Is the federal tax credit for water heaters still available?
No. Under the 2025 tax law, the 25C credit (up to $2,000 for heat pump water heaters) ended for equipment placed in service after December 31, 2025, and the 25D credit for solar water heaters ended for expenditures made after the same date. Utility and state rebates still exist in many places.
How long does a water heater last?
Tank water heaters last about 8–12 years, and tankless units often 20 years or more with yearly descaling. Heat pump models store water in a tank, so they need the same anode and flush care as a standard tank.
Should I repair or replace my water heater?
Repair a tank under about eight years old with a failed part ($150–$700). Replace it if the tank itself leaks, it's past 10–12 years, or repairs would cost more than half a new install.
Do I need a permit to replace a water heater?
In most US cities, yes. A permit and inspection typically cost $50–$300, and a licensed plumber usually pulls it. Gas and electrical work must be done by licensed pros in most places.
How much does it cost to run a water heater?
About $645 a year for an electric tank, $275 for a gas tank and $215 for a heat pump model in a typical home at 2026 US average rates. Where power costs more, electric costs rise in step.
Why is water heater replacement so expensive in big cities?
Labor, permits and access. A tank costs about the same everywhere ($450–$2,000); city jobs add higher hourly rates, parking, tight older buildings and code fixes.
What's the average water heater replacement cost in 2026?
From the cost guides and price data we checked, the national typical is $1,800 for a 40–50 gal tank installed, an estimated 2% above 2025.
