Does house washing cost change by city?
Yes. The same job costs more where labor and rent cost more. Here's how pressure washing prices in the biggest US metros compare with the US typical of $400.
Pressure washing prices in the 12 biggest US metrosEach city's typical pressure washing price against the US typical of $400.
A standard house wash covers the siding, trim, eaves and soffits, the front door and the garage door. The crew wets plants first, covers outlets and lights, applies a cleaning solution, lets it work, then rinses from the top down. Ask whether windows get a rinse only or a proper clean.
Driveways, decks, fences, gutters and the roof are separate lines. A full exterior package with the house, driveway and walks runs $550–$1,200.

Compare
Soft wash vs pressure wash
Soft washing uses low pressure, no more than about 100 psi (pounds per square inch), plus a cleaning solution that kills mildew and algae. It's the right choice for vinyl, fiber cement, stucco, painted wood and most brick walls. High pressure, often 1,300 to 2,800 psi, is for concrete and paving, not siding.
Too much pressure on siding can force water behind vinyl and make paint crack and flake. Wood siding should get no more than about 1,500 psi. If a quote says "pressure wash" for your walls, ask what pressure and what solution they'll use.
03
What drives the price
Size and stories first: a one-story home runs $175–$500, three stories $550–$1,500. Then the siding: a brick or stucco house runs $275–$700 for 2,000 sq ft. Heavy mildew or algae needs more solution and time.
Access matters too. Steep yards, plants against the walls, tight side gates and no outdoor spigot slow the crew. Labor runs about $50–$150 an hour.

Save money
How to save
Bundle the house with the driveway and walks: a full package runs $550–$1,200, with one trip and one minimum charge. Ask for the package price and the price of each part, and pick the lower total. Send photos for quotes, and book outside the busy spring and summer months when you can.
05
Watch out
Red flags and wash water
Be wary of a crew that uses high pressure on siding, skips wetting the plants, or won't show proof of insurance. Many cities, including San Diego and Portland, Oregon, don't allow dirty wash water to run into storm drains; a good company blocks drains and sends the water onto grass.

House washing cost: FAQ
How long does it take to wash a house?
About two to four hours for a typical 2,000 sq ft home. Bigger homes, more stories and some siding types take longer.
Will soft washing hurt my plants?
Not if the crew does it right: they wet the plants first, keep the solution off them where they can, and rinse them well afterward. Ask about it when you book.
Do I need to be home for a house wash?
Usually not, as long as the crew can reach an outdoor spigot and the gates. Close all windows and doors, and move cars, furniture and planters away from the walls.
How much does it cost to wash a brick house?
About $275–$700 for 2,000 sq ft, against $250–$750 for a typical house. Ask whether the crew will soft wash it or use higher pressure.
Is a house wash worth it before painting?
Yes. Paint won't stick to dirt or mildew, and most painters want a clean, dry wall. A $400 typical wash is small next to a paint job.
