What to know before you book

Compare

Which termite you have decides the treatment

Subterranean termites live in the soil and build mud tubes up the foundation. They're treated from the outside: a liquid termiticide trenched into the soil around the house, or bait stations set in the ground every few feet. Formosan termites are a subterranean kind with colonies of several million, found across Florida and the Gulf Coast, Hawaii and Southern California.

Drywood termites live inside the wood itself, with no soil contact. They leave small pellets near windows and trim and are common in warm coastal areas. One small colony can be spot-treated; a spread-out problem usually means tent fumigation or a whole-house heat treatment.

What drives the price

Size first. Liquid and bait jobs are priced by the length of the foundation, about $4–$16 a linear foot for liquid, so a 175-ft perimeter is roughly $700–$2,800. Tenting is priced by the volume of the house. Slab homes with patios and driveways against the walls cost more, because the crew has to drill through concrete to reach the soil.

Then the area. A Southern California firm puts a typical tent job at $1,500–$4,000, and Angi's San Francisco figures run $9–$15 a linear foot for a perimeter treatment. Warm cities like Miami, Los Angeles and Tampa top Orkin's 2026 termite list.

Liquid barrier or bait stations?

A liquid barrier ($800–$3,000) works fast, but it means trenching and sometimes drilling. Bait stations ($1,000–$2,500) are less disruptive and kill the colony slowly, but they need monitoring ($200–$400 a year) to keep working.

Many companies sell either one with a yearly renewal that pays for inspections and retreatment. Ask which you're getting and what it covers.

Tenting: what to expect

The house is covered with a tent and filled with gas. You and your pets stay out for two to three days. Budget $150–$300 for a hotel for two nights, and bag food as the company tells you. Fumigation is a specialty: under EPA rules, people who fumigate need their own certification.

Watch out

Bonds, warranties and red flags

A termite bond or plan renewal runs $200–$1,000 a year. Read whether it covers retreatment only or damage repair too; repair cover costs more. Be wary of anyone who finds termites on a free visit and pushes a same-day contract. Get the report in writing and a second quote.

Termite damage repair is a separate bill, typically $600–$3,000. Home insurance usually doesn't pay for it, which is why yearly inspections pay off.

Termite inspection and treatment cost: FAQ

How much does a termite inspection cost?

Often nothing: many companies inspect free when it isn't for a home sale. Otherwise $75–$300, and $50–$225 for a WDI report a lender or buyer asks for.

Is bait or liquid termite treatment better?

Both work on subterranean termites. Liquid is faster and needs less upkeep; bait is less disruptive but needs regular checks. Many companies prefer one, so ask why.

How long does termite treatment last?

Guides differ. Some say one to two years; others say five years or more. Bait stations keep working only while they're checked and refilled. That's why many plans renew every year.

Do I have to leave the house for termite treatment?

For tent fumigation, plan on two to three days out. Heat treatment for drywood termites means a few hours out. Liquid, bait, spot and orange-oil treatments need no time away.

Does home insurance cover termite damage?

Usually not. Most home policies say termites and other pests aren't covered, which is why yearly inspections and a bond are worth pricing.
