What to know before you book

If a pipe has burst: do this now

1. Turn off the main water valve. It's usually where the water line comes into the house: in the basement, a crawlspace, the garage or by the water heater. Turn it clockwise.

2. Turn off the power to any area where water is near outlets or appliances, and turn off the water heater.

3. Open the faucets to drain the pipes, then mop up and move things out of the water.

4. Take photos of the damage for your insurer, then call a plumber.

If a pipe is frozen but hasn't burst

Open the faucet it feeds so water can flow as it thaws. Warm the pipe with a hair dryer, a heating pad or a space heater kept at a safe distance, starting nearest the faucet. Never use an open flame. If you can't reach the frozen part or it won't thaw, call a plumber before it splits.

What a plumber charges

Fixing the burst section runs $250–$2,500, depending on where the pipe is and how much wall or ceiling has to open up. Weekday rates are about $75–$175 an hour; nights and weekends run $125–$300 an hour. If old pipes keep failing, a whole-house repipe with PEX runs $4,500–$15,000.

How to stop it happening

Keep the heat on, at 55°F or higher, even when you're away. On the coldest nights, let faucets on outside walls drip and open the cabinet doors under sinks so warm air reaches the pipes. Insulate pipes in the crawlspace, attic and garage. Disconnect garden hoses and shut off outdoor faucets before the first freeze. And find your main water valve now, before you need it.

Will insurance pay?

Home insurance usually covers sudden water damage from a burst pipe, but often not the pipe repair itself, or damage from a slow leak or a house left unheated. Check your policy, and call your insurer before big repairs start.
