Most carpet cleaners price by the room, and a room usually means up to about 200–300 sq ft. A big living room, an open-plan space or an L-shaped room can count as two. Hallways, closets, bathrooms and stairs are priced on their own.
So ask the size limit before you compare. A low per-room price that only covers 150 sq ft can end up costing more than a higher price that covers 300.
Take three average rooms and a hallway, about 650 sq ft. By the room that's about $140–$310 ($190 typical). By area at $0.20–$0.50 a square foot it's about $130–$330.
Per-area pricing usually wins when your rooms are small. Per-room pricing usually wins when your rooms are big. Consumers' Checkbook gives the same advice: take the per-room price for large rooms and the per-square-foot price for small ones.
Every job has the same fixed costs: driving out, setting up the machine, running hoses and packing up. That's why most companies have a minimum of about $100–$175. Past three rooms, each extra room adds only about $40.
If you only need one room done, ask whether you can add a hallway, the stairs or a chair for little or nothing. Many specials are built around three rooms for this reason.
